Competition: Chalupkova development, Bratislava

A two-stage international contest is being held for a new residential-led mixed-use development in Chalupkova, Bratislava 

Organised by local developer Penta Real Estate, the competition seeks proposals for a landmark new 130,000m² city centre development featuring buildings of up to 115m in height.

The project will transform a 3ha site located a short distance from the Zaha Hadid Architects-designed Sky Park which recently completed for the same developer and involved the restoration of Bratislava’s 1941 Jurko’vič Heating Plant.

According to the brief: ‘The 3-hectare building site is one of the most prestigious locations in Bratislava, situated in the newly emerging downtown, in close proximity to the Danube River and the Old Town.

‘Historically, this zone was dominated by significant industrial centers. Due to its economic importance, it became a target of the first air raid on the city during World War II. As a result, the area was partially abandoned and over time, the factories ceased operation.

‘We aim to transform this long-neglected zone, into a vibrant area with world-class architecture, prime residential and commercial spaces, as well as high-quality public spaces with greenery, all while maintaining a strong emphasis on the environment.

‘In the Chalupkova development zone, Penta Real Estate has previously completed the successful SKY PARK by Zaha Hadid project, which also involved the revitalization of a national cultural monument – the Jurko’vič Heating Plant.’

Bratislava is the largest city in Slovakia with around 430,000 residents. Penta Real Estate is one of the largest independent developers in the Czech Republic and Slovakia, and has worked on previous schemes by Serie Architects and Fuksas.

Thirteen years ago, Zaha Hadid Architects of London won a competition held by the developer for the high-rise ‘Sky Park’ development. In March, London’s Studio Egret West and Snøhetta of Oslo – working in a 50:50 collaboration alongside local practice Gro Architekti – were named overall winners of a Penta Real Estate contest to redevelop Bratislava Southbank.
